Taking Over a Restaurant Space in Halifax? Check the Hood First

When you lease or buy an existing kitchen, you inherit whatever is sitting inside the ductwork. Here’s how to find out what you’re getting before opening day.

Halifax has no shortage of second-generation restaurant spaces. A café closes on Quinpool, a new spot opens in its place. A pub on the waterfront changes hands. A franchise moves into a unit in Dartmouth or Bedford that used to be a pizza shop.

Taking over a space that already has a hood, ductwork and a rooftop fan saves a lot of money. But it comes with a catch: you don’t know how well the last tenant looked after it. If they skipped cleanings for a year before closing, all that grease is still in the duct — and now it’s your fire risk, your inspection and your insurance policy.

Why the Previous Tenant’s Grease Is Your Problem

A clean-looking hood tells you almost nothing. Most of the grease sits where you can’t see it — up in the plenum behind the filters, along the duct runs and inside the rooftop fan. Kitchens that sat empty for months can be even worse, because old grease dries out, hardens and gets harder to remove.

Once you sign, the system is your responsibility. If an inspector or insurer asks for your cleaning records, “the last owner probably did it” isn’t going to cut it.

Before You Sign: Questions to Ask

  • When was the hood last cleaned? Look for the service sticker on the hood and check the date.
  • Are there service reports? Ask the landlord or seller for past cleaning reports and photos.
  • What was cooked here? A space that ran a charbroiler or wok line builds up much faster than a sandwich shop.
  • Is the fire suppression system tagged and current? It should be inspected every six months.
  • Who pays to bring it up to standard? If the system is overdue, that can be part of your lease negotiation.

Negotiation tip: A written inspection report showing heavy buildup or missing access panels gives you something solid to bring to the landlord. It’s a lot easier to get them to cover the first deep clean before the lease is signed than after.

Before You Open: The Hood Startup Plan

  1. Get a full system inspection. Hood, filters, plenum, every duct run and the rooftop fan. You want to know exactly what condition it’s in.
  2. Do a full cleaning to bare metal. Start fresh, no matter what the old sticker says. This gives you a clean baseline and your own documentation from day one.
  3. Fix what’s missing. Missing or rusted-shut access panels, a fan without a hinge kit, mesh filters instead of baffle filters, a worn fan belt — these are cheap to fix before you open and expensive to deal with later.
  4. Match the schedule to your menu. If you’re turning a café into a burger joint, your cleaning frequency goes up. Set it based on how you’ll cook, not how the last tenant did.
  5. Start your own paper trail. Keep every service report, photo set and invoice in one folder. That’s what your inspector and insurer will ask for.

What We Often Find in Inherited Kitchens

  • Ductwork that hasn’t been cleaned in a year or more, even with a recent-looking sticker on the hood
  • Grease pooled on the roof around the fan from a full or missing containment box
  • Fans that were shut off for months and won’t run properly at full speed
  • Filters that are bent, the wrong size or missing altogether
  • Old access panels painted or sealed shut

None of these are dealbreakers. They just need to be found and fixed before you start cooking. For more on what a full cleaning covers, see our page on hood cleaning in Halifax & Dartmouth.
